Why should I choose your villa and not a hotel?

Where do we start? The location is fantastic, just a 8.9miles drive from Disney, 5 minutes from the 192, and 35 minutes from Orlando International Airport. Hotels in the Disney area can be very expensive; in fact you will probably pay the same price for one person as you would for our entire home for up to 8 people! In addition you are not just in one room, you have an individual lounge, dining area, kitchen, 5 bedrooms, 3 bathrooms and your own private non overlooked swimming pool.

Why should I rent directly with you and not through a travel agent?

For 3 reasons:

  1. It will cost you less as there will be no travel agent commission.
  2. You know exactly the home you are staying in i.e. no allocation on arrival. We know the villa and area well so will be able to give the necessary guidance and assistance, if required.
  3. You get a personal service and many extras that you wouldn’t find in a villa booked via a travel agent.

How many people can stay at your villa?

Our villa is licensed and insured for a maximum of 10 adults and one infant if using the cot (crib). Our Florida State license dictates how many guests we can allow into our home and cannot be increased beyond this. 

How can I secure the dates we require?

We will secure dates up to three years in advance and the cost will be fixed at the current years rates. To secure the dates and fix the cost we will need a minimum non-refundable deposit of 25% per booking. if it is more than 10 weeks before your arrival date, or the full amount due if less than 10 weeks to your arrival date. Dates booked before a flight is booked can be altered without an admin charge as long as we have the availability.

What is your cancellation policy?

In the event of your needing to cancel your booking the following fees will apply:-

10 or more weeks prior to arrival 100% of the deposit paid.

Less than 10 weeks to arrival 100% of total charge.

Please ensure you have adequate Travel Insurance to cover your losses if cancellation is due to an insured event beyond your control resulting in a financial loss.

What time is Check in & Check out?

Arrival can be at any time from 4.00pm

Departure is by 10.00am unless a later time is agreed in advance and is subject to availability.

How do we get the keys?

The entry code will be supplied by e-mail about  10/14 days before your arrival date.

How can I secure a booking?

By Paying a deposit which will be 25% of the booking amount.

Facilities

Do I need a rental car?

Uber & Lyft are widely available across Orlando, our home does have 2 parking spaces for cars.

Can I access the Internet at your villa?

Yes we have full high speed broadband internet access that is included free of charge for our guests.

If you are bringing your own laptop computer you can either bring a LAN lead and connect it directly to the router or if you have wireless capabilities the connection details for our wireless Wi-Fi link are provided in the information pack sent with the villa access codes.

Is a maid service included?

No. The villa is rented on a self catering basis. The villa is cleaned before your arrival and again on your departure. For your convenience and hygiene the home is equipped with a vacuum cleaner, washing machine, tumble dryer, dishwasher, iron and ironing board, mop, brushes etc. If you would like a mid term clean during your stay this can be arranged at an additional cost.

Will my young children be safe in the villa?

We have taken as much care as possible to ensure the safety of all our guests. For the younger ones you will be pleased to know that all external doors are linked to the home alarm system and will cause the control panel to bleep as they are opened. The swimming pool also has a 4 foot safety fence between the pool edge and the home so children cannot accidentally fall in. This fence is removable if it is not required.

What do we need to bring with us?

Our villa is furnished and equipped to a very high standard to make it a home from home. All bedding, pillows and towels are provided. We have a washing machine and tumble dryer for your use so no need to take dirty washing home; we even have an iron and ironing board at your disposal. If you have any questions regarding what you need to bring please don’t hesitate to contact us.

Is the Villa Smoking or Non-Smoking?

For the comfort of guests our home is non-smoking, however smoking is permitted on the patio area.

Does the villa have its own phone?

The villa does have a phone and all calls within the US, Puerto Rico and Canada are free. To make all other calls you will need to purchase a phone card at a local supermarket, a $10 card will give around 100 minutes to the UK. The phone will also take incoming calls and you will be given the villa phone number before you travel so family can call you if you wish.

Is the pool heated?

No, not unless you request it. The pool can be heated by prior arrangement and for additional cost as indicated on the booking form. We would recommend pool heat from October through to April as the water can feel quite cold. The maximum temperature allowed under Florida law for heated pools is 86°f for the pool. If you did not request pool heat at the time of booking but decide on arrival that you do want it please contact us as soon as possible. You will be charged the daily rate and there will be a call out fee of $25. Please note that the pool will take at least 24 hours to heat up.

How deep is the pool?

The pool at our Villa is 5 feet at the deep end and around 3 feet in the shallow end.

Do you provide pool toys?

Whenever we are in Florida ourselves we buy lots of inflatable and other pool toys to leave for our guests to use. As we don’t get to Florida as often as we would like we cannot guarantee that you will always find pool toys available but in most cases there will be. If there are non on your arrival there is a huge Wal*Mart store 5 minutes away which has a very large range of cheap pool toys.

Is there a hair BBQ at your villa?

BBQ Grill: use only on the property, in the open and Do Not use it inside the house or in the garage. Once done using the grill, please make sure to turn it “OFF”. Grill grates must be cleaned prior to check out otherwise a cleaning fee of £80.00 will be charged. A propane tank is a complimentary addition with no extra charges. A refill or additional tank are the responsibility of the guest. Any misuse or abuse of the propane tank or the grill will be applied to the guests as £100.00 damage fees. Please use designated barbecue utensils and not the kitchen tongs.


What facilities are there for children?

At the villa and in the garage we have an foosball table, a pool table. We also have a large selection of toys, board games, jigsaws, books etc. plus a small fold away table and chairs . We have a large library of DVD films for all ages as well as a good selection of CDs covering all tastes in music, and of course we also have our own private swimming pool. Do we have to bring our own bedding and towels?

No. All bedding, pillows and towels are provided including large pool towels which you can take to the water parks. The large colourful beach type towels are available at very cheap prices from the massive Wal*Mart store only five minutes away.

How many televisions are in the villa?

We have a total of seven TV’s with Roku channels to choose from. We have one in the main living area along with a DVD player, a wall mounted TV in both the queen bedrooms and a TV/DVD combo in the twin bedrooms, a wall mounted TV on the Lanai by the swimming pool.  We also have a large selection of DVD films for your viewing pleasure.

Is there a hair dryer at your villa?

You will find a hairdryer in each of the three bathrooms.

Is the villa Air Conditioned?

Yes, the villa is fully air conditioned and has heat too; this is included in our rates.

Can I rent a cot (crib) or highchair?

No need to rent. Included in our rental rates are a crib, buggy/stroller and high chair. However if you need more than one of each they are available for hire from our management company.

Are there stores and restaurants near by?

Just a mile from the villa on Berry Town Centre on US27 is a pharmacy, petrol (gas) station, Publix, Applebees, IHOP, Twistee Treats, Chinese, Starbucks, Fish n Chip shop, Dollar Store and Within a five minute drive of the villa there is a massive 24 hour Wal*Mart store that sells everything you could ever need and all at bargain basement prices, also Cagan Crossing across from here you will find Pizza, Indian, Mexican, Greek restaurants along with The Friar Tuck English Cafe  . The US 192 is 5 minutes away with all its numerous restaurants such as Outback Steakhouse, Subway, McDonalds, Taco Bell, Red Lobster, TGI Friday’s, Dennys, Ponderosa and Golden Corral. There are a selection of Chinese and Italian too. Posner Park, The Premium Outlet Mall and Florida Mall are only a short drive away.


Misc

Do I need a Visa to enter the USA?

Generally visitors from the UK simply fill out an ESTA, see below, before you travel, but there are some restrictions especially if you have a criminal record. 

ESTA – Anyone traveling or looking to travel to the USA on or after 12 January 2009 will need to apply online for an ESTA (Electronic System for Travel Authorization) to be entitled to enter the USA. You will no longer be able to travel using just the visa waiver program on board the aircraft. You must apply for an ESTA as soon as possible, please note the current regulations regarding criminal records either current or spent still apply.

Can we bring our family pet?

Sorry but due to allergies we do not accept pets of any kind at the villa.

What about security?

The villa is in a very safe area, however as in all areas of the world the area is not crime free so for your added protection we have an easy to use security system.  We also have a small electronic safe for you to keep your tickets, passports etc secure; this is free to use.

What if we have a problem with the villa while we are there?

We have a locally based management company that will sort out any problems that may arise. They also have a 24 hour emergency number. The management company details will be sent to you along with the villa access details before you leave for Florida.

Do I need travel insurance?

Yes!! As with all holidays / vacations we strongly advise you get full travel / medical / cancellation insurance. Medical care in the USA is very, very expensive so please do not travel without insurance.
